The Housing Authority is governed by a Board of five Commissioners, appointed by the local official, the Village President, and an Executive Director that administers day-to-day operations of agency's program within the parameters of HUD regulations and program procedures.  

 

It is the mission of the Housing Authority to promote affordable housing, and a safe, secure living environment, free from discrimination for qualified low-income, very low-income, and extremely low-income families. A family is 1 or more persons living together.

 

Qualified applicants will be placed on a waiting list according to these preferences: homelessness, domestic abuse victims, elderly and disabled, near elderly, general population.     

 

The Housing Authority of the Village of Frederic was established in 1967. Sunrise apartments was built in 1969 and fully occupied in 1970. Audrey Carlson as the initial Executive Director. The commissioners appointed were Charles Anderson (chair), Fred Dahlberg, Jens Fossum, LaVerne Olson, and John Stoll.

 

Golden Oaks was built in 1982. LaVonne Anderson was the Executive Director. The appointed Commissioners were Charles Anderson (Chair), Fred Dalberg (Vice-Chair), Maynard Anderson, Leonard Leifgren, Leslie Annett.

2022 Commissioners: Chairman or the Board: James Meyer, Vice-Chair: Bradley Harlander, Commissioners: Harlin Owens, Virginia Bergstrom, Resident Commissioner: Eddie Emerson. Executive Director: Kimberlee Harvey

These Executive Directors and Commissioners were extremely instrumental in bringing affordable housing to Frederic, and continue to administer an evolving HUD program. 

 

Board meetings are scheduled for the 2nd Tuesday of the month at 6:30, in the Golden Oaks community room. The Housing Authority is currently under some COVID restrictions. To be in the audience or be placed on the agenda please contact the Executive Director.

Meeting changes will be posted at both properties and the Village Hall.

SUNRISE APARTMENTS

Golden Oaks Apartments is a 2 story building with 32 apartments and an elevator. There are 26 one-bedroom units, 2 one-bedroom accessible unit, three two-bedroom units, and 2 two-bedroom accessible unit. All units have ADA accessible showers.

The property is 4 blocks from the post office, 5 blocks from the supermarket, public library, medical clinic, and pharmacy. The dentist and optometrist offices are within 6 blocks. 

The building houses a large community room that residents may reserve for social gatherings and activities, a sunroom with exercise equipment, resident storage rooms, a maintenance office, and the office of the Housing Authority Director.  

Sunrise Apartment is a two story building with 21 single-bedroom units. All units have ADA accessible showers.

The building is located across from Coon Lake. It is 5 blocks from the post office, 4 blocks the supermarket, public library, medical clinic, dentist, pharmacy, and optometrist. 

The building houses a community room that residents may reserve for social gatherings and activities, a sunroom with exercise equipment, and an out building for tenant storage. There is an upper deck on the east side or the building facing the Lake. Fishing, hiking , ball games, and the Village Park, are within a block.

The layout of the apartments is not the same for both buildings. These floor plans show the layout in general terms.

Rent, includes utilities and is calculated using a HUD ( Housing and Urban Development) formula. Ceiling rents(Fair Market Rents for Polk County, Wisconsin) are set annually by a HUD methodology. Briefly, rent is determined by a calculation considering 30% family/individual's annual adjusted gross income. Income generated from asset; with a deduction for applicable recurring medical out of pocket expenses.
